Reservation Deposit

Reservations require one night’s advance deposit or half the total due for more than two nights (including tax) with the balance due on arrival. Single night stays require prepayment in full. Reservations made within our 15 day cancellation period also require prepayment in full at time of booking. Two-night minimum on weekends. Three-night minimum may apply on summer and fall weekends, holiday, special event and select other weekends. Advance deposit by credit card only. Balance due at check-in by credit card or cash only.

Cancellations

Please note, unlike a large hotel, the small and specialized nature of Edgewood Manor necessitates the following cancellation policy.

Deposits are not refundable. If it is necessary for you to change or cancel your reservation, we will give you a rain check good for a future stay at the Inn within one year, provided request is made 15 days prior to arrival date. If cancellation is made within 15 days of the arrival date, you will forfeit your deposit; additionally, unless we are able rebook all nights of your reservation, you will be responsible for the open room nights and we will charge your credit card accordingly. All changes must be made by phone with our reservation desk 401-781-0099. Regardless of when the cancellation is made, there is a 10% service fee on the entire amount of your reservation for all cancellations. No refunds for early departures.

Additional Guests

Rates are based on two-person occupancy. Additional guests–where permissible–will be charged an extra $50 per person, per night at check-in, if not processed during online reservation.

Check-IN

Check-in time is between 3pm – 9pm

Check-Out

We require that you check out by 11:00am to allow adequate time to prepare for incoming guests. No refunds for early departures.

Smoking

For the comfort of all our guests, we provide a smoke free environment. Smoking is strictly prohibited in all guestrooms and common areas of both properties. There will be a $250.00 cleaning charge if you choose to disregard our policy.

Pets

Guests pet’s are not permitted and we have no pets on the property.

Children

We are not able to accommodate children under age 13 in the Edgewood Manor.
We can accommodate children of all ages in the Charles Newhall House.

Parking

Complimentary off street parking is available for our guests in the rear of the Edgewood Manor and is accessed from the next street on Bartlett Ave.

Each room has a specific number and is able to receive calls directly. You may dial (401) 781-0099 to leave a message for a guest.

Breakfast

Hours of breakfast are from 8:00am to 9:30am Monday thru Friday, Saturday and Sunday 8:00am to 10:00am. If you have any dietary needs please let us know prior to breakfast so we can do our best to accommodate you. Breakfast is included in quoted rate

Internet

Wireless Internet access is available in every room at no charge in the Edgewood Manor as well as the Charles New Hall House.

Gift Certificates

If you want to use an existing gift certificate as part of a reservation deposit, please call our reservation line at 401-781-0099. Gift certificates cannot be processed online or applied toward your reservation. Gift certificate must be present to be used.

ADA Website Compliance

Our goal is to provide a wonderful experience in the desirable location of Providence, RI. We have built our site with ADA compliance in mind and have utilized available tools such as achecker.ca and Google Chrome’s ADA compatibility diagnostic tools. Please be aware that our efforts are ongoing.
